Drafting and Review of Leases and Addendums

Having the right language in a lease can mean the difference between winning and losing a case. Additionally, almost every year, the State of California enacts new legislation affecting the rental housing industry. We assist our clients in drafting and reviewing leases, addendums and amendments to ensure these documents include all required disclosures, comply with applicable federal, state and local laws, and place our clients in the best legal position in the event a dispute arises.

Drafting Notices and Letters

When it comes to an eviction action, a landlord rises and falls on its notice. In other words, if the landlord’s notice complies with the law, the landlord should prevail. However, if the landlord’s notice fails to comply with the law, then the landlord may be forced to start an eviction case over from the beginning. Losing an eviction case can mean more than just lost time and rent. In some instances, it may mean the landlord is responsible for payment of the tenant’s attorney fees and costs. Now, more than ever, it is critical to have an experienced landlord-tenant attorney draft or review any notices or letters that are served on a tenant. In many cases, a properly drafted notice or letter may resolve any potential dispute thereby avoiding any need for an eviction or other litigation.

Rent Control and Subsidized Housing

When it comes to complicated rent control ordinances and government-subsidized housing, we have you covered. There has been a growing trend in California of cities enacting local ordinances restricting rent increases, limiting the grounds for eviction and otherwise regulating the landlord-tenant relationship. In many cases, these ordinances impose additional disclosure, notice and reporting obligations on landlords and add additional procedural requirements for rent increases and evictions. We assist our clients in complying with these ordinances. We also assist our clients in complying with the requirements of government subsidized housing programs including the HUD Section 8 Housing Choice Voucher Program, HUD Project-Based Section 8 Program, Low Income Housing Tax Credit (LIHTC) Program, and local affordable housing programs.

Fair Housing Defense

If a tenant files a Fair Housing complaint, we are here to help. We defend landlords and property management companies against claims filed by tenants with the Department of Fair Employment and Housing (DFEH), the United States Department of Housing (HUD), and in state and federal courts.


We provide litigation services for all issues that arise from the landlord-tenant relationship, including lawsuits for breach of lease, claims for breach of the warranty of habitability and class action defense.


The firm’s attorneys have lectured extensively on landlord-tenant issues including compliance with rent and eviction control laws and fair housing issues such as companion animals, medical marijuana and criminal background checks.
